PPROBLEM TO BE SOLVED: To solve the problem wherein, although the price difference assessment of a plurality of standard homesites is determined based on conference mainly by an appraiser's discerning price or calculation by multiple regression analysis adaption, the conference decision cannot show the reason for the price difference decision, and not only the regression analysis is based on the experience for the difference assessment standard of price formation factors, but also it has a distortion by "multicollinearity" in the partial regression coefficient obtained and cannot bear a rational verification. PSOLUTION: The non-diagonal element rij of a correlation matrix of a price that is an objective variable and a price formation factor that is an explanatory variable, are changed into rij(1-RiRj) by using simple correlation coefficients Ri, Rj of the i, j factor to the price, an apparent correlation part is removed to solve the "multicollinearity" and an appropriate partial regression coefficient is obtained. By creating an ascending numerical value arrangement chart of a setting price and a price formation factor for a regression price deviation ratio and a main factor standard, both the price and the factor are mutually adjusted to obtain an assessment value and an appropriate assessment standard of the factors available as the base for appropriate prices and assessment.
