北京地铁车辆段上盖综合开发设计优化

         

摘要

A survey is conducted on the real estate development projects at Beijing metro depots in terms of construction experiences in product design,traffic organization,environment construction,and structural forms.The results of the survey reveal the deficiencies in the design of former projects.For example,the variety of the products is limited;the quality of the products needs to be improved;the transportation organization needs to be optimized;the environment landscape is monotonous and so on.Using the comprehensive property development project of Beianhe depot in Beijing as a case,this paper proposes some optimization strategies for the design:integrated development plan should be taken as the guideline of the project and product positioning as well as optimization of the product;in addition,the height of the property should be lowered,multiple elevation design should be used,and favorable orientation resources should be utilized,and the unit structures and sizes should be varied.As for traffic organization,a comprehensive transfer space of commercial purposes should be built with the improving of its value as the guiding principles;the traffic lines should be differentiated in line with environmental zoning.For landscape design,an urban micro landscape should be created and multi-level greening design should be used by making use of variations of the terrain elevation on the ground of the depot.Some optimal design strategies of process and structure are also put forward.%总结北京市既有车辆段上盖综合开发项目的设计经验,分析各案例在产品定位与空间布局、交通组织、环境营造、结构转换设计等方面的经验与教训,认为既有开发项目存在以下不足:上盖业态种类较为单一,产品质量存在提升空间,交通组织有待优化,环境景观较为单调等.以北安河车辆段上盖综合开发为例,对既有设计策略进行优化研究:在产品定位与优化方面提出基于一体化开发的项目定位与布局,降低盖上开发高度,多标高设计,利用优良朝向资源,可变性户型设计等策略;在交通组织方面提出要以提升价值为导向,形成以商业空间为主要载体的综合换乘空间,以环境分区安排各类交通流线;在景观设计方面提出利用盖上地形高差创造城市微地景和多层次绿化设计;以及在工艺与结构方面的若干优化设计策略.期望能为国内车辆段上盖综合开发的推广提供借鉴.
