PROBLEM TO BE SOLVED: To easily calculate standard rent, reference rent and object rent and to provide the rent which sufficiently reflects marketability in a short time by indicating three items of walking minutes from a nearest station, years elapsed after construction and an area of property by marks which can be a main factor that decides the rent.;SOLUTION: A condition selection part 5a selects example rent or the like which satisfies a condition from a data base part 3a by a condition input from an input part 1. An average calculation part 5b calculates an average of these examples. A standard rent calculation part 5c refers to walking minutes, past years and marks of area mark tables 3b, 3c and 3d, and calculates the rent which becomes the standard in the station area. Regarding the object property, a reference rent calculation part 5d refers to the mark table by the actual walking minutes, past years and calculates the reference rent.
