PROBLEM TO BE SOLVED: To obtain such data as will not lower commission data for a buyer's agent even when a sales price is lowered by negotiations for the buyer by calculating such an inverse agent commission as will increase even when a sales price is lowered.;SOLUTION: A desired trading difference is computed as the difference between a desired selling price and a desired buying price (Step 23). An agreed variation is computed as the difference between an agreed trading price and the desired buying price (Step 24). The ratio of the agreed variation to the desired trading difference is computed (Step 25). The ratio produces a buyer-allocated ratio (corrected buyer commission ratio/corrected buyer commission) that is an allocation ratio for a buyer's agent 7, and the buyer-allocated ratio is subtracted from "6%" to produce an allocation ratio for a seller's agent 6 (collected seller commission ratio/corrected seller commission) (Step 26).
