A method for differentiating human bone marrow and cord blood mononuclear cells to CD34+ hematopoietic stem cells or CD14+ mononuclear is provided to obtain cell therapy effect using human placenta mesenchymal stem cells. A method for differentiating human bone marrow or cord blood monocyte to hematopoietic stem cells comprises: a step of inoculating the human bone marrow or cord mononuclear cell to feeder cells comprising human mesenchymal stem cell; and a step of adding and culturing serum-free animal cell medium. A method for differentiating human bone marrow or cord blood mononuclear cells comprises: a step of inoculating human bone marrow or cord blood mononuclear cell on the feeder cells containing human placenta mesenchymal stem cell; and a step of adding serum-free animal cell medium containing F-ligand and interleukin-7 and culturing.
