To provide a thermal performance evaluation method, a thermal performance evaluation device and a thermal performance evaluation program that can accurately evaluate thermal performance of a residence where residents actually live at a low cost without burdening the residents.SOLUTION: A server 300 is configured to: extract, as a first subset, sensor data collected in an operation period in which an air conditioner operates continuously for a predetermined time or longer from a set of sensor data including in-room temperature, outdoor temperature, and power consumption of the air conditioner; extract, as a second subset, sensor data collected in a plurality of extraction object periods from the first subset; apply a Karman filter method to a thermal balance equation of a residence to calculate a heat insulation performance value and a thermal capacity; specify a heat insulation performance value and thermal capacity when an average residual between a predicted value and a measured value of the in-room temperature becomes minimum among heat insulation performance values and thermal capacities calculated for each second subset; and output a thermal performance evaluation index of the residence on the basis of the heat insulation performance value and thermal capacity.SELECTED DRAWING: Figure 1
