GSE's Purchases of Single-Family Rental Property Mortgages. Housing Finance.211 Working Paper Series

This paper examines the single-family rental mortgages by Fannie Mae and Freddie211u001eMac, the two major Government-Sponsred Enterprises (GSEs) in the shops' of the 211u001erental market, meaning they are small and largely individually owned and managed. 211u001eTo date there has been little research on this segment of the rental market. This 211u001eanalysis looks at neighborhood, affordability, borrower, and financial 211u001echaracteristics of the GSEs' mortgage purchases. The study finds that while 211u001esingle-family rental properties are a small portion of the GSEs' overall 211u001ebusiness, they are a large and important segment of the rental stock for lower 211u001eincome families.
