The Study of Effective Factor in Sustainable Urban Renewal Process (Case Study, IRAN; Mashhad city)

Nowadays, urban areas are the most important parts of the city that have affected the evolution of life. While these sites have many latent capacities and abilities that if be actualize, they can be used as a driving force for urban development. In this regard, the importance of urban renewal in improving the physical environment conditions and the living standards of the public is recognized. And despite the intense criticism on modernity ideas many previous studies revealed that a lot of urban renewal projects failed to tackle the problems of urban decay and to satisfy affected parties, and brought the dilemmas and conflicts among the three domains: economy, environment and society. The objective of this research is to achieve a sustainable approach in planning urban renewal projects to identify the relationship between urban design considerations and the sustainable development objectives. On this basis an experimental model of stability testing of the modernization projects in three economic, environmental and social dimensions are evaluated in Mashhad city. In this study the questionnaire surveys to collect data from sample size of 380 and various statistical analyses such as Independent T-test, Pearson correlation, multiple regression and path analysis are used. Based on these findings, the variables in all three "economic", "social" and "environmental" dimensions were related rate of sustainability of urban renewal projects. From these variables, economic factors were more effective in increasing the sustainability of urban renewal projects.
