Project owners continue to be challenged with cost and schedule uncertainty in project development and seek more assurance through the use of various project delivery methods. The purpose of this article is to introduce project owners to a variety of project controls tools available to them and their project team when advancing projects through the design and preconstruction phases of a guaranteed maximum price (GMP) project delivery. This article will overview traditional project management and risk management techniques and also introduces more advanced statistical techniques. All of the information and recommendations provided by this article will allow owners to exercise varying degrees of diligence when advancing projects through the design and preconstruction phases.
