The project comprises two 39-storey public rental housing residential blocks providing 2,002 flats, a non-domestic block providing 169 private car parking space, welfare facilities including a Day Care Centre for the Elderly, an Early Training and Education Centre, and a kindergarten, all to blend in with the landscape podium in a garden setting. The project was completed in 2011. It forms part of Yau Lai Estate which consists of 13 blocks and a commercial centre. Microclimate studies were adopted to enhance the wind environment, natural ventilation, daylight, and mitigate solar heat gain, etc at planning stage. A holistic approach optimizes the development potential and enhances the built environment with the neighbourhood. Construction works went smoothly and met key performance indicators covering quality, safety, environment management, time and cost.
