Ochanomizu Sola City was constructed using the Special Urban Renaissance District system. The goal was to construct a facility that would serve both as a business center and a center for interchange between visitors and local residents. The building layout was planned so as to secure space for a plaza that would be open to the community. The result is a green public space as well as a "vertical urban plaza" that integrates the above-ground and underground areas and leads directly to the underground entrance to JR Ochanomizu Station. Centering on this plaza is a new pedestrian network designed to stimulate the Ochanomizu-Awajicho area. In the construction, the existing piles were reused in order to lower CO2 emissions, and ultra- high strength concrete was used to construct ultra-thin columns, a mega-truss skeleton on the low-rise floors and seismically isolated intermediate floors. This made it possible to create a "vertical urban plaza" - an open plaza spanning two subway lines - in addition to the ultrahigh rise building. In the outdoor areas, greenery has been provided from ground level to the roof, and the existing trees have been either preserved or transplanted to achieve a 45% greening rate within the site. The brick retaining walls and stone walls on the site have been preserved or reused, and the warehouse on a nearby development site has been reconstructed and restored in order to preserve the scenic beauty of the area for future generations.
