基于SWOT的产业化住宅和传统住宅成本对比分析

         

摘要

The housing industrialization is one of the important real estate strategies in China, SWOT analysis of the residential industrialization thinks the advantages of industrialization development are impeded because the standard is not perfect, the development chain is not sound, the technology is immature, the supporting enterprise scale is too small, so as the current cost of industrialization is higher than that of cast-in-situ model. The further analysis thinks that the higher cost of assemble components production and installation in industrialization model is the main factor causing the cost of assemble residential buildings is higher than that of traditional cast-in-situ concrete buildings. The incremental cost mainly in three aspects: component manufacturing cost, logistics transportation cost, assembly component installation cost. Finally, this paper put forward the suggestions to promote the development of housing industrialization in China.%住宅产业化是我国房地产发展的重要战略,对产业化住宅进行SWOT分析,认为产业化住宅标准不完善、开发链条不健全、技术不成熟、配套企业规模过小等原因阻碍了产业化优势的发挥,导致目前产业化成本高于现浇模式,进一步分析认为产业化模式中装配构件生产及安装费用过高是造成装配住宅建筑成本高于传统现浇混凝土建筑的主要因素,其增量成本主要集中在三个方面:构件制造加工成本、构件物流运输成本、构件装配安装成本;最后而提出促进我国住宅产业化发展的建议.
