To research the impact on housing price around stations of urban rail transit lines, this paper selects residential real estates within 800 meters radius area around stations of Wuhan Metro line 2 as sample and selects relevant characteristics variables to construct equations of Hedonic Price Model based on forms of linear, logarithmic, and semi-logarithmic, researching the mechanism of influence of Wuhan Metro Line 2 on the housing prices. According to the disparities reflected by sample data, this paper has researched the spatial damping regular of housing prices in different distance ranges. The result shows that: (1)Ur-ban Rail Transit has an obvious impact on raising housing prices of a certain range around the stations. Housing price and the dis-tance to the nearest subway station appear negative correlation:housing price decreases with the increase of the distance. (2)The tendency that housing price decreases with the increase of dis-tance to stations presents different sensitivity in different spatial scales. It appears the phenomenon of “high sensibility in both ends, low sensibility in the middle, and decline overall”.%为深入研究城市轨道交通线路对站点周边住宅价格的影响机制,本文选取武汉市轨道交通2号线各站点周边800米范围内的住宅楼盘作为样本,选取相应的特征价格变量,构建基于特征价格模型的线性方程、半对数方程与全对数方程,定量研究了武汉市地铁2号线对城市住宅价格的影响机理。并且根据样本数据所呈现出来的价格衰减趋势在空间上的差异,分段研究了住宅价格在不同距离区间上的空间衰减规律。结果表明:(1)城市轨道交通对站点周边一定范围内的住宅具有明显的增值作用:住宅价格及其与地铁站点的距离总体上呈现负相关关系,住宅价格随距离的增加而下降。(2)住宅价格随着物业与地铁站点距离的增加而下降的趋势在不同的空间尺度上呈现出不同的敏感度:表现为“两端敏感、中间平缓、总体下降”的规律。
