This paper attempts to explore the method of evaluating the value of industrial land under non-market system. On the basis of industrial land classification according to location factors, it selects grading index for industrial land by comprehensively applying Delphi approach and variance contribution analysis, and uses AHP to determine the weights according to different industrial types and then uses the mathematical method to calculate land grading index and determine its land level-the higher level the better. Finally, the paper selects the examples of different industrial types to verify the method, and summarizes the advantages and disadvantages of the method for industrial land evaluation.%旨在探讨非市场经济体制下,如何评价工业用地的优劣.在根据区位因素进行工业用地分类的基础上,综合运用特尔斐法和方差贡献分析法选取定级指标,针对不同的工业类型采用层次分析法确定权重值,进而运用数学方法计算出某宗或多宗工业用地的定级指数,确定其土地级别,级别越高则工业用地越好.通过不同工业类型的实例进行方法的验证,总结了该研究方法进行工业用地评价的优劣.
