基于Hedonic模型的广州地铁1号沿线住宅价格分析

         

摘要

地铁提高了沿线区域的通达性,大大降低了沿线居民的通勤成本,对沿线房地产价格产生深远影响.文章以广州市地铁1号线为例,选取了在2009年1~3月份成交的沿线100个住宅单元作为分析对象,利用Hedonie半对数模型分析其价格的影响因素.研究设计了建筑特征、邻里特征及区位特征3大类共13个因子参与模型运算,最后获取对住宅价格起显著性影响的7个因子,文章认为:距城市主要商圈的距离对价格影响起首要作用,而房屋属性的优劣会直接影响价格的高低,教育与医疗资源是提升价格的有利条件,在地铁对住宅增值有效影响范围下,距地铁站越近,住宅价格越高.%Metro improves the accessibility along the area, and reduces the cost of residents commuting. It has a profound impact on real estate prices along the line. This paper takes 100 samples along the Guangzhou metro line ! as an example to analyze which factors influence the housing prices based on Semi-logarithmic Hedonic Price Model. In the following, thirteen factors which belong to the building characters, neighborhood characters and location characters have been set up to calculate. The result shows that the housing prices along the metro line 1 have been affected i)y 7 factors, the primary role of the housing price is the distance from housing to main business district, and the housing properties directly affect its price. Moreover, schools and hospitals around the housing would promote the price, further more, the closer to metro . station, the higher housing price would be under the effeelive impact range.
