Current Situation and Development Trend of Property Management in China

Property management has got a great development since open policy accepted in China 26 years ago. A summary of present situation about property management in China is presented in this paper primarily, including the position of property management industry has been established; the connotation has become more and more richness and operation process has become more and more standardization; market competition system has already been formed; legislation of property management has got a great progress and legal environment has improved continually. In the meantime, distinguish unbalance between different area has also been existed, construction and management has not been separated totally; property management companies has influenced by some government behavior and monopoly companies; the quality of human resource in this industry has been still low and lack of professional talents; the position of property owner still need to be upgrade and property owner self-restriction system need to be improved. Furthermore, a forecast and analysis about the development trend of property management in China is also presented in this paper, including: the popularization of property management in the future, the degree of its socialization will become higher and higher; the service level will be improved and will put the people to the first place; specialization will become more detailed, operation will become more standardization; professional trend of practitioner will become distinguish; and the operation model will focus on scale, bloc and brand; manager will become more professional and management methods will be enriched by more technology.
