Research on Model Structuring of Mass Appraisal of Regression Analysis-based Forest Reserves Assets

Forest ownership reform invites large quantities of forest reserves asset appraisal businesses. Traditional individual forest reserves asset appraisal approaches can not satisfactorily meet the increasing demand for appraisal businesses. The mass appraisal approach, based on assessing the three basic methods and property characteristic data, is a new appraisal technology formed by combining mathematical statistics technology and other related technologies, boasting the advantages of rapid appraisal and low cost Consequently, applying the mass appraisal approach to forest reserves asset appraisal will provide the new thoughts and methods for forest reserves asset appraisal. This paper, on the basis of analysing the feasibility of mass appraisal of forest reserves assets, discusses the procedure of the forest reserves asset appraisal, adopts the technology of regression analysis-based technology in accordance with the different characteristic features influencing the values of sapling forest, immature timber and mature forest, respectively constructs the model of mass appraisal of forest reserves assets and brings forward the corresponding hypothesis testing of normality, zeromean and equal variance and sequence independence etc.
