Study on Market Risk Situation of Tianjin Real Estate Industry

Tianjin, as one of the four direct municipalities under the Central Government, the economy has developed swiftly in recent years, while real estate as mainstay industry plays more and more important role in this process. Real estate industry plays an important role for Tianjin economy, and grasps the rules of real estate market development and analyses its risk situation has a great practical significance. The study on market risk evaluation of Tianjin real estate is based on the study of Tianjin risk index system. The study has great practical significance for both theory exploration and application of real estate risk. This paper make some research about holistic risk in real estate market from the macroscopically view, clean up a great deal of historic data, puts forward the author’s own view on boundary of indexes, and sets a relatively integrated risky indicators system about Tianjin real estate market. Then, make the standard to identify indicators, and design attribute synthetic assessment model and pile cyber-program to evaluate the market risk of Tianjin real estate in recent years. The conclusion of this paper is credible, so it can offer some reference and suggestion for real estate developer, personal housing investor and the government.
