When a ceiling below a cold low slope roof assembly is not insulated or ventilated properly, condensation can form and cause extensive rot and deterioration of the roof framing members, leading to complete structural failure. This hidden condition can exist for many years before telltale signs become visible. Changes to the energy code have reduced the potential for moisture and condensation build-up to exist in newer buildings; however, based on the age of construction and geographic location, there are many buildings where these conditions continue to exist. This paper will discuss the telltale visual conditions, the method for destructive and non-destructive investigation, and the recommended method of retrofit and repair, including several case studies.
