论中国土地财政与房地产业的相互影响及对策

摘要

With the recent rapid development of China's real estate industry, the ifnancial problems of local government land attracted widespread attention and enthusiasm of many researchers and scholars of the community. This paper ifrst reviews the development of China's real estate policies, analyzes the interaction between land and real estate ifnance, have an in-depth analysis of the substance of the land ifnances. Second, from the Chinese land ifnance operating mode, the paper expounds the adverse effects on the sustainable development of China's national economy. Finally, focusing on emerged land ifnance issues surrounding the development of land and real estate finance, the paper puts forward two main recommendations regarding corresponding countermeasures.%随着近年来中国房地产业的快速发展，地方政府的土地财政问题引起了社会各界的广泛关注和众多学者的研究热情。本文首先回顾了中国房地产业相关政策的发展历程，着重分析了土地财政与房地产业之间的相互影响，深入解析了土地财政的实质。其次从中国土地财政的运行模式出发，阐述了其对中国国民经济可持续发展所带来的不利影响。最后针对中国土地财政目前所出现的问题，围绕土地财政和房地产业发展两个主体提出了相应的对策建议。
